A trained, insured professional visits your property on a regular basis — weekly, bi-weekly, or monthly — conducts a thorough interior and exterior inspection, and delivers a detailed photo and video report after every visit.

Property management handles tenant relationships, leases, rent collection, and financial reporting. Home watch focuses on physical property inspections — visiting the home, checking every system, and documenting the condition with photos. Most homeowners benefit from having both.

Every visit includes a full interior and exterior inspection covering HVAC, thermostats, humidity levels, faucets, toilets, circuit breakers, water damage signs, mold, pest activity, security systems, appliances, door and window locks, roof visual, perimeter, pool and dock, AC compressor units, storm damage, and cistern systems.

You hear about it the same day. If the issue is urgent, we call you. We send photos, describe what we found, and give you our recommendation. If you need a contractor, we coordinate access, oversee the work, and report back with documentation.

Eye Watch San Pedro starts from $75/month for monthly visits, $100/month for bi-weekly visits, and $150/month for weekly visits. Add-on services including pre-arrival prep, hurricane prep, and rental turnover checks are priced separately.

Hurricane season in Belize runs June 1 through November 30. Eye Watch San Pedro offers hurricane prep services including securing your property before a named storm, pre-storm photo documentation, and post-storm damage assessment with photos and repair coordination.

Eye Watch San Pedro covers San Pedro Town, North Ambergris Caye (including ClearWater Properties, Grand Caribe, The Phoenix, Mahogany Bay, and Costa Blu), and South Ambergris Caye.
