About Eye Watch San Pedro
Local home watch experts on Ambergris Caye, Belize — founded by someone who couldn't stay away.

Jordy Jordan
Founder, Eye Watch San Pedro
"I came to San Pedro for the first time and something just clicked. The energy, the people, the water — I started coming back every month. For two years, every single month. In February 2026, I stopped going back."
The Story
Jordy Jordan is a Texan who fell in love with San Pedro, Ambergris Caye the way a lot of people do — completely and without any plan for what would happen next. He came for a trip, came back the following month, and then just kept showing up. Twelve straight months turned into twenty-four, with every single visit making it harder to leave.
In February 2026, he made it official and moved to the island permanently. Not as a tourist. Not as a temporary resident. As someone who was here to contribute — to the community, to the economy, and to the lives of the people who already called San Pedro home.
The idea for Eye Watch San Pedro came from a clear, obvious gap. There are hundreds of foreign-owned properties on Ambergris Caye. Condos in San Pedro Town. Villas on the north island. New development units from ClearWater to Mahogany Bay. Most of them sit empty for weeks or months between owner visits. And most of them don't have anyone performing structured, documented property inspections while the owner is away.
Property managers exist — and they're essential for what they do. They handle leases, bookings, maintenance coordination, and financial reporting. But property management isn't the same as home watch. A property manager isn't visiting your empty unit every two weeks with a hygrometer and a checklist, photographing every room, and sending you a report.
That's what Eye Watch San Pedro does. That's all it does. And it does it to a standard that didn't previously exist on this island.
The Mission
The mission is straightforward: give every absentee homeowner on Ambergris Caye the ability to see and know the condition of their property at all times, without relying on informal arrangements or hoping someone notices if something goes wrong.
This means professional standards. Licensed and professionally operated. A real inspection checklist — not a quick walkthrough. Photo and video documentation after every single visit. Archived reports. Same-day notification if something is found. Contractor coordination if repairs are needed.
It also means being local. Not remote. Not seasonal. Jordy is on the island full-time, building relationships with the community, contractors, developers, and property managers who collectively look after the properties that make this island work.
Our Principles
Transparency
You see what we see. Every visit is documented. Every report includes photos and video. Your inspection history is always available.
Professionalism
Licensed, structured, professional. We operate as a real business with real standards — not a side hustle or a favor between friends.
Local Commitment
This isn't a remote business. We're on the island, in the community, building long-term relationships with the people and businesses here.
